Step 3: Buy real estate tokens

Open the Binaryx Real Estate Marketplace. Here, you’ll find properties for sale, their prices, available token amounts, and apartment descriptions.

We show two key measures of real estate profitability: APR (Annual Percentage Rate) and IRR (Internal Rate of Return).

  • The APR is how much you will get from rent after one year.

  • The IRR includes the APR plus the expected price growth for this property.

⚠️ Please note that to ensure transparency and fairness, a single investor can hold no more than 25% of all tokens for any given real estate property. For example, if a property is tokenized into 10,000 tokens, one investor may own no more than 2,500 tokens.

In addition, to purchase tokens, regardless of the numberб you must have at least 500 USDT in your crypto wallet. If your balance is lower, you will see a warning notification.

⚠️ Please note that the number of your DAO tokens is displayed in your Binaryx Portfolio - you’ll see it there as soon as the property appears in your portfolio. Tokens for development-stage projects do not appear inside external wallets like MetaMask or Trust Wallet due to the smart contract’s technical setup, but this does not affect your Portfolio view. On Binaryx, your token count is shown clearly and conveniently right in your personal account.

Buy rental tokens

Rental real estate, where you receive rental income from the first day you buy tokens. Such properties are offered on the Rental page. These are already built properties.

Open the Binaryx Real Estate Rental Marketplace. Here, you’ll see completed properties for sale, their prices, available token amounts, and apartment descriptions.

Choose the property you want to invest in and click on it to view details and buy tokens. Specify the amount of tokens and press "Buy Tokens".

Congratulations! You’re now an official co-owner of a rental apartment, and from this moment, you start earning real rental income, both on the blockchain and in the real world.

Buy construction tokens

Construction investments let you invest in real estate during the building phase.

This approach can offer significantly higher returns than buying already completed properties. Why? Because developers often sell at a large discount during early construction stages.

That discount creates an opportunity for profit, and based on it, you can choose a suitable investment strategy (explained in the “How to choose an investment strategy?” section).

Such properties are offered on the Construction page.

Here, you’ll see available properties, their prices, the amount of funds already raised, and detailed apartment descriptions.

Select the property you want to invest in and simply click on it.

Review the property card, terms, and yield indicators.

Once you’ve chosen a construction investment, click “Invest.”

Enter the amount, check for price slippage, and confirm the transaction.

Congratulations! You’re now an official co-owner of an apartment in Bali, not just on the blockchain, but in the real world too.

⚠️ Note: Revenue from construction real estate comes primarily from selling the completed property. Investors buy tokens at a discounted price during the construction phase. Once the property is built and sold, profits are shared among token holders. For example, you buy tokens “La Casa Española villa 8” at $30.7 during the early construction and at the end of fundraising their price is $37.33 after the sale, your profit comes from the price difference, in this case, a $6.63 gain per token.

But let’s not forget: the token price of a completed, fully rented property is $50. This means the investor buys at $30.7 and sells at $50, earning a $19.3 profit on each token.

That’s why buying tokens at the early construction stage is more profitable - and keep in mind that each next token for a property under construction will always cost more than the previous one.

Please note that if you purchase tokens in a property that is still under construction, you are investing for the long term. This means that if you later change your mind and wish to withdraw your funds or sell your tokens during the construction phase, you will not be able to do so. To exit the investment (i.e., sell your DAO tokens linked to this specific property), you will need to wait until the construction is completed, and the property is sold and rented out.
